Tired of paying the spectator charge to bring your kids to Playland? Good news — as of July 6th, the County Board of Legislators overturned the $5 fee charged to non-riding residents and have made it free to County residents once again. Enjoy the return of this benefit by visiting the park on a Wednesday or Friday at 9:15pm for the fireworks show or click here to see the schedule of daily entertainment.

The calm of summer is here—and looking back at our second quarter, the Real Estate market also was fairly calm.

In Rye, the number of sales of single-family homes in the second quarter was 45, down from 63 one year ago. The Sold Price was down slightly as well, with an 11% dip in Rye City to $1,440,520 and a 3% decrease in Rye Neck Schools to $1,511,143— while 10580 in Harrison Schools was up 23% to $2,009,167. Note that the Rye City Schools homes sold were approximately 10% smaller in square footage, which adds to this Sold Price differential. Days On Market decreased both in Rye City and Harrison, making the list date to close date cycle about one month shorter in Rye City and three months shorter in Harrison, bringing that cycle down from a year to about 9 months.

In all 3 Harrison zips, the number of single-family home sales was up to 34 in 2Q 2011 from 28 in 2Q 2010. 10528 saw the biggest change with a significant drop from 22 to 10 homes, while 10577 and 10528 picked up the balance. Average Sold Price and Days on Market stayed steady in 10528 and 10577, while 10580 posted a 22% jump in Average Sold Price to $2,009,167 from $1,636,250. 10528 had the lowest Days On Market average, resting at 188 or approximately 6 months from listing date through close.
