I recently came across this interesting infographic below which details the extent to which realtors are entering the social media environment (click the image to enlarge):

For anyone that might be unfamiliar with social media, it’s the use of blogs and social networking tools like Facebook, Twitter or Linked In to converse around a particular topic that is posted. In regard to real estate, that conversation could center around a listing, local news & events or stats on local home sales & pricing, etc.

Take for example Facebook, which holds the highest ranking at over 150 million users in the US. Although the 24-34 year old age bracket has been the fastest growing segment  it was recently eclipsed by the 35-54 year old set. What this translates to in the real estate industry is that there is now equal accessibility within a social media network to speak to both first-time and repeat homebuyers. And although most buyers and sellers do not use social media exclusively to make decisions on real estate, it is increasingly an integral part of their process.

Real estate blogs have also exploded in popularity in recent years as realtors have gone online to showcase their listings and draw newcomers to the features of their locale. Many clients prefer to read blogs since the platform allows for much more content to be posted and can be more informative than a short Facebook or Twitter post. Although a blog is not necessarily a tool you’d log into every day like Facebook or Twitter, you can subscribe to them so that you’re updated each time something new is posted. Or, many bloggers like myself send a monthly email update to alert my audience of recent posts.

Ultimately, homes have been and will continue to be bought and sold without social media. But why would you deny the additional exposure that social media can offer? I’ve seen firsthand how days on market and the number of home tours can be significantly affected by the attention that social media garners. It still continues to surprise me how many people will mention to me in passing how they appreciated a tip I posted on my blog, or call me to view a home I’ve featured on the blog. It’s a great way of getting the word out beyond one’s own network. But that’s just anecdotal – what I know for sure is that by posting to my blog in the last six months I’ve received over 1,000 views I wouldn’t otherwise have had. And although I worried it might compromise my website traffic, it’s actually increased it! Considering this recent success, I’m now expanding to Facebook and I hope to see you there!
