Despite widely varying fourth quarter stats around our county, the Sound Shore area saw nearly a 50% increase in market growth due to a steady increase in number of transactions. Zip codes 10528, 10577 and 10580 saw respective increases in percent change in homes sold from 2009 to 2010 of 54, 15 and 38%.The Average Sold Price saw dips and increases across the three zips ranging from +20% in 10577 to -18% in 10580 Harrison.The higher number of transactions attests to a strong, desirable community where dollar volume is now about 17% greater than 2008. So we are doing much better, and the trends look stronger, but we realize we still have a way to go when comparing to our market’s peak in 2007.

Houlihan Lawrence continues to remain strong in our local markets and enjoyed a stellar 44% of the market share in the Sound Shore communities! Our efforts are built upon a commitment to serving homebuyers and sellers to the best of our abilities. As of January 1, Harrison & Purchase (10528, 10577 and 10580) started off with 102 homes for sale while Rye 10580 had 71 — a solid start for 2011.

Here’s to continued rebuilding for all of us — and appreciation of our community and all those that together make it so incredible.

I can say with conviction that this newly constructed, twelve bedroom, 15,500 square foot home is a truly special place — it’s a “home-away-from-home” for the families of critically ill or traumatically injured children who will have extended stays in the hospital. Recently completed in Valhalla at the Maria Ferrari Childen’s Hospital, this new home represents a significant achievement for the Ronald McDonald House of the Greater Hudson Valley.

If you click through the images on their website or Facebook page, you’ll see the beautiful results of a collaboration with Westchester-based Starwood Hotels & Resorts and months of planning and construction. But it doesn’t end there – they could really use our help to stock the home now that it’s built.
